Tenant Screening Services help landlords who are faced with the task of screening prospective tenants for job history, payment history and credit worthiness. A landlord may find this a huge task and may wonder how to go about it. The landlord may want to be aware of what the tenant is all about, but may not have the time and necessary resources to do so. At such times, the right thing for him to do would be to hire the services of tenant screening agencies. Tenant Screening Services perform a whole lot of investigations. They provide information regarding the tenant's behavior in the past, his rent payment record, his credit report and so on. They perform background checks and check for criminal records, if any. As all landlords don't insist on criminal record check, this is usually not included in the tenant-screening package. But these are done if required, for an additional cost. By using these services a landlord stands to gain in more ways than one because he can find good tenants in a short span of time, he can prevent his property from getting damaged and he can improve long-term occupancy of his rental unit. But as per civil right laws, a landlord cannot ask an applicant whether he or she has a disability. He cannot ask whether the applicant's family members have a disability. He cannot try to find out the nature and condition of the disability. As long as the screening service sticks to these basic rules, the landlord stand to benefit from their services. |
