Landlord Rights


Landlord tenant rights are decided by federal and state law to ensure a just and fair relationship between landlord and tenant. This law sets down the rules that all landlords and tenants must comply with. It also states the rights of landlords and tenants as follows:

1]What are the landlord's rights?
The Landlord's Rights are as follows:

  • Can have the tenant evicted if he or she can prove clear grounds for eviction in court and files a lawsuit against the tenant.
  • create new rules and regulations. As long as one month's notice is given to the tenants and the rules are reasonable, the tenants must abide by them
  • can enter the tenant's premises for repair or improvements After giving due notice,
  • can screen potential tenants and choose the one that suits his or her requirements
  • determine the rent and to demand a security deposit at the time of signing the lease agreement
  • stop renting the property or demolish it after giving the tenant ample notice

2]Tenant's Rights:

  • can demand a receipt for paying rent
  • must be given the name and contact details of the property manager
  • must be refunded the security deposit or given a written account of why the security deposit is being withheld.
  • Must have the proper utilities and amenities as promised in the lease agreement
  • Should receive ample notice before the landlord files a lawsuit, serves an eviction notice or decides to demolish the property
