Landlord
A landlord is the person who owns the house, apartment, or property which rented or leased out to another person who is referred to in the lease as the tenant. A female landlord is at times called a landlady ; however, mostly even a female landlord may be simply called landlord. The landlord may also be called the owner as he holds the rights to the property.

Everywhere in the United States , including California , differences between the landlord and his tenant, have the ruling of the state law (not federal law) regarding buildings and agreements. State law puts down the conditions under which a landlord can evict a tenant. Usually, there is fixed set of reasons for which a landlord can evict his tenant. Some cities have a rent control, which is a ceiling value which the landlord can charge as rent.

A rental agreement, or lease, verifies details as the price paid, fines for late payments, the rental or lease period provided by the owner, and the amount of intimation that either party must give before premature termination of the contract. Usually, it on the landlord to see to repairs and maintenance, and the tenant's duty to keep the property hygienic and secure.
